Understand your EMI

How is your home loan EMI calculated?

An EMI (Equated Monthly Instalment) is the fixed amount you pay your bank every month until the loan is repaid. In the early years, a larger share goes towards interest; as the loan matures, more of each EMI repays the principal.

EMI = P × r × (1+r)n ÷ [(1+r)n − 1]
  • P — Loan amount (principal)
  • r — Monthly interest rate (annual rate ÷ 12 ÷ 100)
  • n — Tenure in months

How accurate is this EMI calculator?

The calculator uses the standard reducing-balance EMI formula used by banks. Your final EMI may differ slightly because of processing fees, insurance, the exact disbursement date and your lender's terms.

How much home loan can I get?

Most lenders cap total EMIs at around 40–60% of your net monthly income and finance up to 75–90% of the property value, depending on the loan size. Use the Loan Eligibility tab for a quick estimate.

Is a longer tenure better?

A longer tenure lowers your monthly EMI but increases the total interest you pay. A shorter tenure saves interest but needs a higher EMI. Try both in the calculator to compare.

Can I prepay my home loan?

Yes. For floating-rate home loans taken by individuals, banks in India generally do not charge prepayment penalties. Prepaying early in the tenure reduces the interest you pay the most.

What tax benefits are available on a home loan?

Under the old tax regime, you can typically claim deductions on principal repayment under Section 80C and on interest paid under Section 24(b), subject to limits. Please consult your tax advisor for your specific situation.
